HOA Responsibilities:

Includes, but not limited to:

  • General Common Elements (Master Deed)
    • foundations, main exterior walls, and roofs of each Unit building
    • private streets, curbs, drainage easements, waterways, and detention basin area
    • public connections, conduits, utility lines, and meters for gas, electricity, telephone, cable, and water not owned by public utility
    • exterior street and landscape lighting, personal association property for management, maintenance, safety, and operation
    • grounds maintenance and front landscaping
  • Insurance coverage of personal Association property and common elements including fire, worker’s compensation, and liability coverage
  • Pest Control

Condo Owner

Includes, but not limited to:

  • Private Elements (Master Deed)
    • Lot upon which Unit is located;
    • Limited common elements upon private elements
  • Limited Common Elements (Master Deed)
    • chute, chimney, flue, pipe, duct, wire, conduit, bearing wall, bearing column, or any fixture partially within/partially outside of individual Unit
    • individual shutters, awnings, window boxes, doorsteps, stoops, porches, decks, balconies, and patios
    • individual walkways, steps, and driveways
    • individual storm windows and storm doors
    • individual exterior surfaces, decorative trim, siding, doors, windows, name plates, exterior lighting, and gutters
    • individual mechanical equipment, utility boxes, HVAC pads not owned by a public utility
  • Payment of Associate dues
  • Compliance with Master Deed, Charter, ByLaws, and Rules and Regulations
  • Individual Unit insurance

With the world pandemic and all the health issues and consequences of the virus we are all facing, it saddens me to even be in a position that requires the following post. However, we have a problem here at Blakewood, which includes a possible health issue for all residents of our community, and the only solution is for all dog owners to step up and take responsibility for cleaning up after your dog(s).

Many dog owners at Blakewood are responsible and clean up after their dog(s). However, as the old saying goes one bad apple ruins it for all. There are other dog owners here at Blakewood who are not cleaning up after their dog(s), who are allowing their dog(s) to relieve themselves in other owners’ front yards, side yards, back yards, who are allowing their dog(s) to relieve themselves on common element property, who are allowing their dog(s) to relieve themselves at the designated dog walk area, and NOT CLEANING UP AFTER THEIR DOG(S)!

If you are walking a dog on Blakewood property, including common elements, you should ALWAYS have a poop bag with you to clean up. Pet owners must take responsibility to pick up YOUR dog(s) feces each and every time – even in your own yard. Trust me, your neighbor does not want to live next door to a poop filled back yard.

All dog(s) must be on a leash and all owners must have poop bags with them at all times when walking YOUR dog(s) on Blakewood property. It is never okay to allow your dog to use another owner’s lawn, including the lawn between condos, concrete walkways, driveways, flower beds, back yards, and the open property at the front of the complex and the two areas on either side of La Christa near the cul-de-sac. It is your responsibility to clean up feces from YOUR dog(s) and take the deposits home to dispose of. There should be NO feces on the ground whatsoever at Blakewood.

As of this date, all dogs at Blakewood should only use the designated dog walk or your back yard to relieve themselves. When using the dog walk, you are still responsible to clean up and dispose of any feces. Further, the golf course does not approve or want your dog(s) on golf course property and are prepared to take action against owners allowing their dog(s) to use the golf course as a dumping ground.

Owners (dog owners and non-dog owners) are complaining and watching and know the owners that are not cleaning up feces. Owners who do not have dogs are very annoyed to regularly find dog poop in their yards.
Please dog owners, take responsibility. Continued noncompliance will result in the one or more of the following:

  1. Fines
  2. Mandatory DNA testing of every dog on Blakewood property (at owner’s expense) so that feces left behind can be identified to the specific dog. The cost of initial DNA from your dog(s) will be mandatory if you desire to have a dog.
  3. All feces left behind that requires a DNA match, will be billed to owner.
  4. No pets allowed.

Please direct all noncompliance to any Board member. If you can identify the owner and dog, please let us know. If not, a picture says a thousand words.

I really hope the Board is not forced to implement further restrictions concerning dogs on Blakewood property; however, the Board is prepared to take necessary action to remedy this situation.
